Plans for a seven-story building in Harrisburg near the new Federal Courthouse building are moving forward but with a smaller footprint for a planned grocery store.
Previous plans for the building called for a 23,000-square-foot grocery store but now call for a smaller grocery store that would be 7,500 to 8,500 square feet.
“That will be tenant driven,” Developer Kevin Laird said. “So, If we need to make, you know, more space available we can. But the indications that we are getting early on in the market are you know are 10,000 to 7,000 square feet … . That reality enabled us to say hey you know if we could shrink down the footprint of the grocery store then we can we use the extra space to create access from Fifth Street and Fulton Street. That’s what was driving that.”
The entrance and exit of the parking garage are now on Fulton and Fifth Streets instead of Reily Street.
The preliminary and final land plan for the seven-story building was submitted to the city of Harrisburg and presented on Wednesday night at the Harrisburg Planning Commission and was recommended by the commission as well as a plan to consolidate four lots into one lot. The plan still has to be approved by Harrisburg City Council. The developers previously submitted the required zoning relief requests, which were approved by the Harrisburg Zoning Hearing Board.
“You all should be proud of this,” Zachary Monnier, Planning Commission member said. “This is amazing.”
Plans had also called for an 8,000-square-foot restaurant and coffee shop but now call for a smaller restaurant at 4,400 to 5,000 square feet. The plan also now calls for a 1,500-square-foot cafe. There is also room for 10,000 square feet of office space. There will also be around 500 parking spaces and around 85 apartments. There will also be bike racks.
Four buildings will be demolished at the site before construction on the building commences. The building will be built along Reily Street, Boyd Street, Fifth Street and Fulton Street.
The project is expected to be completed in mid-2022 and the estimated cost is $40 million, according to city officials.
The developers are Kevin Baird and Gary Nalbandian.
The new seven-story building is just one of a number of projects that are in the works at various stages of development in the vicinity of Sixth and Reily Streets.
The 243,000-square-foot, ten-story, $193 million federal courthouse is being constructed at Sixth and Reilly Streets and is expected to be completed early next year.
The $68 million building that will be the new home to the Pennsylvania State Archives & Records Center is being constructed at 1681 N. Sixth Street. The new 150,000-square-foot building is expected to be completed next year.
The $25 million Midtown Flats, a 135,000-square-foot building that will have 135 to 150 units is planned for 320 Reily Street and is expected to be completed in the spring of 2023. The four-story building will have first floor retail. The building is being developed by Washington Place Equities/Greenworks Development.
The $14.6 million, Sixth Street Lofts is planned for Sixth and Verbeke Streets. The Harrisburg Housing Authority plans to build the new affordable housing apartment building. The 48 apartment units will be built on a former parking lot. The new five-story building will be a general occupancy housing facility and will have an underground parking garage. The building will have 77,114 square feet of space and will be built on a lot owned by the Harrisburg Housing authority along North Sixth Street, in front of the Lick Tower.
The $13.7 million Bethel Village is planned for Sixth and Herr streets and will include 49 low income/affordable housing units for people age 62 and older. The project is expected to be completed next fall. Potentially there will be room for three commercial spaces.
