Updated plans for 7-story apartment on the corner of 24th and NW Market St. - My Ballard

A large mixed-use apartment building is being planned for the northeast corner of NW Market St and 24th Ave NW, where the Oct. 2019 fire destroyed several businesses.

The developer submitted a new land use application for 2318 NW Market St to allow a 7-story, 238-unit apartment building with retail on the ground floor. The plans also call for below-grade parking for 168 vehicles.

The development site includes the now-empty corner lot where Kitchen N Things and La Isla used to operate, plus the existing buildings to the east on Market that include the Rug Outlet, Bonjour Nail Spa, Sushi I, Shakti Vinyasa Yoga, and Ballard Station Public House. The development site also includes the former Classic Consignment building on 24th Ave NW. All buildings will be demolished to make way for the new apartment complex (see image below).

The developer is Holland Partner Group, and the architects are Carrier Johnson + CULTURE. Construction is planned to start in 2022, with a completion date estimated at 2024.

According to the design packet (from May 2021), the preferred design option (above) includes commercial spaces along most of the Market St. side of the building, with entry into a public courtyard. The commercial space wraps around the corner of 24th Ave NW, extending to NW 56th St.
