Sales have launched for 400 Central, a 46-story luxury condo building slated to be built on the 400 block of Central Avenue in Downtown St Petersburg, FL. Once completed, the 515-foot, $400 million tower developed by Red Apple Real Estate will be the tallest building on Florida’s Gulf Coast. The community will feature a residents-only glass-enclosed Sky Lounge with sweeping views of Tampa Bay and the Gulf of Mexico on the top floor.

The Residences at 400 Central will be 46 stories with 301 units and will rIse to a height of 515 feet

Designed by award-winning global architecture firm Arquitectonica of Miami, the building’s 301 coastal-modern residential units will include twenty different floor plans with 1-4 bedrooms and custom 2-story penthouse homes ranging from 1,277 to 5,600 square feet. Each unit will have an open concept floor plan with 10-foot ceilings, floor-to-ceiling windows, spa-style bathrooms, and a gourmet kitchen with quartz countertops,  stainless steel appliances, and European style cabinetry.

Residents will have access to 24/7 concierge services, plus 12,900 square feet of indoor and 23,100 square feet of outdoor private amenity space. Outside, an expansive resort-style 7th floor deck will feature a heated pool and spa, an entertainment area with bocce courts and fire pits, an outdoor dining space with barbeque grills, a dog walking area, and a putting garden. A professional fitness center will utilize both indoor and outdoor space.

The Residences at 400 Central will be located on the 400 block of Central Avenue in downtown St. Pete

Inside, residents will find a game room with pool table, a theater lounge, private coworking spaces and boardroom, and a private dining room with a bar area. There will be a catering kitchen and climate-controlled private storage lockers on site too. Homeowners association fees will be 55 cents per square foot per month, and both dedicated and valet parking will be available on site.

St Pete Rising first reported on the 400 Central project back in 2016 when Greek-American billionaire John Catsimatidis, owner and CEO of Red Apple Group, purchased the vacant 2.3-acre lot for $16.5 million. The property was formerly home to the Pheil Hotel and Theater and Central National Bank. Those buildings, colloquially known as the "Cheese Grater" builders, were demolished in 2016.

Each unit will have an open concept floor plan with 10-foot ceilings and floor-to-ceiling windows

Since the initial announcement, 400 Central has gone through several iterations and approvals, most recently scrapping original plans to include a 20-story boutique hotel on the site in favor of adding more office, retail space, and two additional floors of non-residential parking.

Still, Catsimatidis has been clear about his overarching vision from the start. “St. Pete needs a skyline,” he emphasized when he announced the project.

“We are thrilled to begin reservations at this extraordinary new project in St. Petersburg,” says Catsimatidis. “St. Petersburg is a place where I have had family roots for more than 30 years and the future of the City is bright. We are excited to meet prospective buyers and show them the wonderful new homes in the sky that await them.”

The 46th floor Sky Lounge will offer sweeping views of Tampa Bay

Now, five years after that initial announcement, construction is soon to begin. There will be a ceremonial groundbreaking on October 18th. Construction is expected to last at least 36 months with completion targeted for the first quarter of 2025.

Once complete, St Pete residents can expect a range of new restaurants, shops, galleries, and public space available on the ground level. Red Apple Group has also confirmed they will preserve the historic bank clock on the northwest corner.

“We have taken great care and attention to refine and elevate every detail in this development to the highest level,” Catsimatidis says, “I want more than anything for this project to become both a wonderful place to live and a tremendous addition to the community.”

The top residential floors of the Residences at 400 Central will include full floor penthouse units

Michael Saunders & Company is the exclusive sales and marketing agent for the project and pre-construction pricing starts at $800,000. Reserve a unit today with a $25,000 deposit.

“This development will create a new vibrant neighborhood within downtown St. Petersburg, and it will stand as an iconic addition that defines the city skyline,” said Michael Saunders. “With its central location and easy access to the arts district, sports and entertainment venues, shopping and dining, residents will enjoy all St. Petersburg has to offer within footsteps of their home.”
