Another 10-Story Office Building Could Be Coming To Fulton Market - Block Club Chicago

WEST LOOP — Despite a temporary slowdown in proposals last year because of the ongoing coronavirus pandemic, developer interest in the West Loop hasn’t tempered.

In recent weeks, developers have pitched four projects along Restaurant Row, including a 19-story luxury condo tower and a nine-story office building. Next week, neighbors and local leaders can expect to hear details for another office building in the works.

Fulton St. Companies and FitzGerald Associates Architects will unveil plans for a 10-story office building at 911-925 W. Fulton Market at a Tuesday virtual community meeting hosted by Ald. Walter Burnett Jr. (27th) and the West Loop Community Organization.

The meeting is scheduled for 6 p.m. on Zoom.

The development team plans to renovate an existing six-story building to make way for 372,662 square feet of office space and more than 17,800 square feet of retail, according to a zoning application permit filed last month. 

The proposed plan includes 111 parking spaces at the site bounded by Fulton Market, Sangamon and portions of Lake and Peoria streets, according to paperwork filed with the city.

Attorney Chris Leach said developers are in talks with a prospective tenant for the site. They have met with Burnett and community groups Neighbors of West Loop, West Central Association and the West Loop Community Organization, Leach said.

The development would replace a recently vacant lot and a surface parking lot. A previous two-story industrial building was demolished last fall.

This isn’t the first time developers have eyed the site.

In 2019, F&F Realty and FitzGerald Associates Architects pitched neighbors on a plan for a 20-story, 199-room Marriott hotel at 920 W. Lake St. Those plans are no longer on the table, Leach said.

A few years earlier, architect Patrick FitzGerald wanted to build a 10-story residential building at 922 W. Lake St. just west of the existing Lake Street Lofts rental building on the north end of Lake Street. Burnett blocked the plan despite community support for the project.

“This little piece of Lake Street has been residential for quite some time,” FitzGerald said in 2015. “We’re not looking to introduce a new use here. We’re simply looking to expand a use that we already have on land that we already own.”

While no residential is being pitched for the current site, Burnett has lifted a moratorium on residential development north of Lake Street.
