NORTH BERGEN – A condominium complex near River Road that will market units up to $2 million is scheduled for completion early next year, and the developers are contesting a residential project planned for a neighboring property.
The 14-story Solaia complex is a Skyline Development Group project that topped out this month, perched in front of the Palisade Cliffs on Churchill Road.
A property that sits just east of the Solaia land is under review by North Bergen’s Planning Board for redevelopment. The property, once home to a used car dealership, is currently mostly undeveloped.
Its owner — North Bergen Capital 8709 LLC — wants to build a 10-story apartment building there called River Run, according to Planning Board documents. To do so, the Planning Board must first approve the land for redevelopment, and Skyline Development’s attorneys wrote a letter to the board arguing that the land is not legally qualified for that designation.
North Bergen Capital 8709 LLC could not be reached for comment.
In the July 21 letter, Skyline Development also charged that the River Run plan would go against the township’s master plan, specifically one part about protecting views of New York City.
River Run would be positioned between Solaia and the Hudson River.
Skyline is not the only party contesting the potential development. A consultant for the township determined that a study of the property conducted last year “contains fatal flaws” and is also now outdated.
Solaia will include 70 condominiums ranging from 864 to 1,900 square feet, according to Skyline Development Group. Amenities will include a halotherapy salt lounge, gym, lounge and roof deck.
The one-, two-, and three-bedroom condos will range in price from the mid-$700,000s to around $2 million. Architectura designed the condo building.
River Run, meanwhile, would have 120 apartments and three levels of parking.
The North Bergen Planning Board first reviewed the redevelopment plan in July. A second meeting scheduled for last Tuesday was pushed to September.
Skyline Development Group founder Louis Mont also built the Cast Iron Lofts and Soho Lofts in Jersey City. He is currently pursuing a project in Jersey City’s Bergen/Lafayette neighborhood that would include 361 residential units and come in tandem with a new recreation center for the city.
