A development on the east side of Bayonne, which will see the construction of an Avenue G, is on track and continuing to expand.
Last week, the city’s Planning Board approved the second and third phases of the project — two new six-story residential buildings with a combined 551 units. The first phase of the project is already under construction after being approved in early 2017.
“This is a second piece in a puzzle that is adding to an area that has been very underutilized,” Planning Board Chairperson Karen Fiermonte said during the July 29 meeting.
The two newly approved buildings are being developed separately by Ram Development LLC and Lehigh Realty LLC, and will comprise 197 and 354 residential units, respectively. They will also include parking at the base.
The entire development surrounds the future Avenue G, which will connect the ends of East 24th and 23rd streets with 22nd Street.
Most of the area is currently industrial and some sites have been vacant for years, planners have said. It sits just a few blocks from the 22nd Street Light Rail station.
A new community center/mosque and an Extra Space Storage facility are both underway nearby.
“It’s very rare that we have an opportunity to actually create a transit village, and that’s really the essence of what this subdivision is doing here,” said John McDonough, the project’s planner.
The new residential buildings approved last week will include studios, one- and two-bedroom apartments, architect Jack Raker said. Both will also have one and a half floors of parking. One building will have 245 parking spaces and the other will include 436.
“It takes a site that is an eyesore and is a construction site today and brings it closer to conformity,” said Michael Miceli, the applicant’s attorney. “It allows really the reinvigoration of this area, an area that has not been part of Bayonne in terms of access to the general public.”
An owner of one of just a few homes that border the development spoke at the meeting, saying he expects the project to turn out beautifully but that surrounding property owners have not been invited to be involved in the process. The property owner, Nick Takas, said one of his main concerns is the traffic generated when tenants move in and out of their units.
“I’m not doing jumping jacks over it, to be honest with you,” Takas said.
“I would rather live next to this than what is currently there,” said the architect. “I think this is a vast improvement.”
“Absolutely,” Takas said. “I agree with that.”
